Start the replacement-property search and talk with your advisors about timing before the sale moves too far ahead.

An exchange-related property search has two jobs: finding a property that fits the owner's goals and coordinating that search with the requirements of the proposed exchange. A deadline should not become the only reason to buy an unsuitable asset.

Start the conversation with a qualified intermediary and tax and legal advisors before taking transaction steps that could affect eligibility or structure. They should establish the applicable requirements, handling of proceeds and deadlines for the circumstances. Brokerage guidance does not replace that advice.

Define replacement-property criteria early. Consider location, property type, ownership responsibilities, financing and the amount of improvement or management work you are willing to take on. A focused brief makes alternatives easier to evaluate as the search progresses.

Keep the numbers in context. Sale proceeds, debt, adjusted basis and potential cash or other benefits can have different tax implications. Ask your advisors to explain replacement requirements and possible boot rather than treating a simple price comparison as a determination of tax deferral.
